Description

AC Mortgage Calculator Plugin with support for down payments, points, insurance, taxes and PMI. Create date-based payment schedules, and interactive charts.

It supports 90 currencies, seven date formats, and 15 languages.

Choose from four predefined sizes or customize it via the configuration options. It is fully responsive with touch support.

Rebranding with your site's brand name is supported and encouraged.

The plugin can be used in four different ways:
  • in a post or page's content area via a shortcode;
  • in a widget area;
  • in any template file; or
  • as a native WordPress block (WordPress 6.3 or later).

See the Usage section under Installation for details.

Requires WordPress 5.8 or later. Native blocks require WordPress 6.3 or later.

Installation

Upload the fc-mortgage-calculator folder (with all its files) to the /wp-content/plugins/ directory or unzip the plugin's zip file into the /wp-content/plugins/ folder.

Activate the plugin through the Plugins → Installed Plugins menu in the WordPress admin dashboard.

Upgrading
Version 3.0 adds optional WordPress block support. Existing shortcode, template, and sidebar placements and saved settings continue to work without site changes or conversion to blocks.

Usage

There are four ways to add the calculator to a page. Use only one Mortgage calculator per page, including calculators placed in templates or sidebars. You can use different methods on different pages within a site:

  1. Add the shortcode [fcmortgageplugin] in the content area of your page or post and optionally configure the shortcode parameters. WordPress v5.0 introduced the block editor; v5.8 introduced the block-based widget editor. To use this plugin in either editor, add the built-in Shortcode block and paste this plugin's shortcode into it.
  2. Add the following code <?php show_fcmortgage_plugin(); ?> to your template where you want the calculator to appear. See below for options.
  3. If your theme supports widgets, add the plugin to a widget area through the Appearance -> Widgets menu in WordPress.
  4. In the block editor (WordPress 6.3 or later), insert the AC Mortgage Calculator block and configure it using the block settings sidebar, as described below.

Using the AC Mortgage Calculator block

  1. Open a page or post in the WordPress block editor. Click +, search for AC Mortgage Calculator, and select it. You can also find it in the Widgets category.
  2. Select the calculator block. Open the editor's settings sidebar if it is hidden, then select the Block tab.
  3. Under Mortgage values, set the initial real estate price, down payment percentage, loan amount, number of months, interest rate, points, annual property taxes, annual insurance, and PMI rate. The block defaults to 360 months and 4.75% interest, independently of saved widget settings.
  4. Use Layout and visibility to choose a size and which controls to show. Hiding an input retains its configured value. Under Branding, enable Link to and enter your brand name if desired. Use Currency and date to choose default conventions, and Style options. to customize colors, fonts, and widths.
  5. Each setting's Reset button restores its shortcode default. The preview updates as settings change, including all nine inputs and four populated, disabled result fields. It shows the calculator's initial display; use the page preview to calculate or open schedules, charts, and dialogs.
  6. Save or update the page to publish your settings. Move the calculator between other blocks using the editor's normal move or drag controls.

Block settings apply to that block and are separate from legacy widget settings. The editor preview uses configured defaults without applying saved browser currency/date preferences; visitors' saved preferences continue to apply on the published page. Existing shortcode, template, and widget placements do not need to be converted to blocks.

The editor warns about other recognizable Mortgage calculator blocks or shortcodes. Calculators inserted through templates or sidebars cannot always be detected, so check that the page contains only one calculator.

Shortcode Parameters

The pipe symbol ("|") indicates a choice. For example:
"tiny" | "small" | "medium" | "large"
means you must pick one:
sc_size="medium"

  2. Minimum configuration (accepts shortcode defaults):
    [fcmortgageplugin]
  3. Minimal configuration:
    [fcmortgageplugin sc_size="small" sc_custom_style="Yes" sc_hide_resize="Yes" sc_currency="83" sc_date_mask="2"]
  4. Custom branding:
    [fcmortgageplugin sc_add_link="Yes" sc_brand_name="Friendly Mortgage" sc_hide_resize="Yes" sc_price="350000.0" sc_pct_dwn="20.0" sc_loan_amt="0.0" sc_n_months="360" sc_rate="6.5" sc_hide_points="Yes" sc_hide_taxes="Yes" sc_hide_insurance="Yes"]

NOTE: You only need to include with the shortcode the options you want to change.

Defaults: The first example explicitly selects the large layout and automatic currency/date selection. Omit an attribute to leave it unspecified; the text null in a shortcode is a literal string, not a null value. Use sc_currency="999" and/or sc_date_mask="999" for automatic selection, subject to any saved user preference described below.

Optional Array Parameterforshow_fcmortgage_plugin()

The available options are the same as for the shortcodes, except that you must replace sc_ with op_, for example:

<?php show_fcmortgage_plugin(array('op_size' => "medium",
'op_custom_style' => "No",
'op_add_link' => "Yes",
'op_brand_name' => "",
'op_hide_resize' => "No",
'op_price' => "350000.0",
'op_pct_dwn' => "20.0",
'op_loan_amt' => "0.0",
'op_n_months' => "48",
'op_rate' => "5.5",
'op_points' => "0",
'op_taxes' => "0",
'op_insurance' => "0",
'op_pmi' => "0",
'op_currency' => "999",
'op_date_mask' => "999"
)); ?>

Notes:

  1. To display your brand, set sc_add_link or op_add_link to "Yes" and supply the corresponding brand name option. This enables links to AccurateCalculators.com in the calculator heading and copyright footer.
  2. When branding, the brand name will be added before "Mortgage Calculator".
  3. If sc_custom_style or op_custom_style is set to "Yes", the plugin will load dist/css/accurate-calculators-custom.css relative to the plugin's root folder. You can modify the styles as needed. I suggest that you only include CSS selectors in this file that you actually change.
  4. The plugin is built and tested on HTML5/CSS3 pages.
  5. Default size (min-width): tiny: 150px, small: 200px, medium: 200px, large: 200px
  6. Default size (max-width): tiny: 250px, small: 300px, medium: 400px, large: 440px
  7. The modals used to show the schedule, currency select, help, etc are Bootstrap 5 modals. If your site uses an earlier Bootstrap version, you may have issues. Please contact me.
  8. Set sc_currency/op_currency and sc_date_mask/op_date_mask to convention IDs, or 999 for automatic selection. See currency_and_date_conventions.txt in the plugin root folder. India uses currency ID 83.

Enhanced Internationalization

Supports 90+ currency symbols (with proper number formatting) and 7 date formats (e.g., mm/dd/yyyy, dd/mm/yyyy, yyyy.mm.dd). Currency and date format are selected independently using the order below.

Automatic selection uses the browser's regional locale, not the visitor's physical location or the server's location. For example, a browser using the Japanese locale can select Japanese yen even when the website is hosted in France.

How the plugin determines the currency symbol and date format:

  1. A previously saved user preference in the browser's local storage takes precedence, even if the currency/date selector is currently hidden.
  2. If no saved preference exists, an explicit website setting for that convention is used. The value 999 means automatic selection.
  3. Otherwise, the plugin attempts to select the convention from the browser's regional locale.
  4. If the selected or detected convention is unavailable or invalid, the plugin falls back to U.S. currency formatting ($) or the MM/DD/YYYY date format, respectively.

When the currency/date selector is visible, users can change either convention; their choices are saved in local storage for subsequent visits.

Language Translations

The plugin supports 14 languages in addition to English. A translation template file (.POT) is included in the languages folder. Using a POT/PO file editor, website owners can translate this plugin into any language supported by WordPress.

Supported languages — try fully functional plugins in your language via the links below:

Translation notes:

  • WordPress's Site Language setting selects the translation. PHP text uses .MO files; JavaScript text uses .JSON files.
  • To adapt the Portuguese translation for Brazilian Portuguese, copy the .PO translation, set its locale to pt_BR, and regenerate both catalogs. Retain the plugin prefix and script handle in the filenames: fc-mortgage-calculator-pt_BR.mo and fc-mortgage-calculator-pt_BR-fc-i18n-mortgage.json. Updating or renaming only the .MO file does not update JavaScript translations.
  • Use the .POT template for a new language, or edit an included .PO file. Regenerate the .MO and matching .JSON files after editing. New untranslated block editor messages fall back to English.

Frequently Asked Questions

Can the AC Mortgage Plugin calculator be used on a commercial website?
Yes. Your use is appreciated.

Does your plugin include any embed advertising?
Absolutely not.

Is the plugin self-contained?
Yes. The entire plugin is installed on your server with no external dependencies.

Does the plugin include any backlinks?
No clickable backlinks are added by default. Setting add_link to "Yes" adds links to AccurateCalculators.com in the calculator heading and copyright footer. To display your brand, also supply brand_name; a brand name alone does not enable branding or links.

Is the calculator plugin responsive?
Yes. It is designed for responsive use. I use it on a Bootstrap v5.x responsive site, and responsiveness has been greatly improved in version 2.

Does the calculator support touch devices?
Yes. The calculator is compatible with all device types. A previous issue with some Android devices has been resolved.

Changelog

Supported and updated continuously since 2016. See: changelog.txt

What are the differences between the Plus version of your plugins and the "Non-Plus" version?

  1. The Plus versions provide printable schedules and an optional title page with your brand, marketing information, and contact details.
  2. The Plus versions insert grouping separators while users type, making large numbers easier to enter.
  3. The Plus versions are free proprietary downloads from AccurateCalculators.com. They include PHP and CSS source and production JavaScript, but not the private JavaScript source.
  4. On activation and deactivation, the Plus plugin sends the full installation site URL, plugin name, and activation status to AccurateCalculators.com. Calculator inputs and title-page details are not included in this payload. The plugin also requests plugin information and updates from AccurateCalculators.com.
  5. Both base and Plus versions support native blocks, shortcodes, widgets, template functions, and configurable appearance. Calculator-specific features and Plus printing options differ.
